The applicant has agreed to purchase an apartment from VBHC Mumbai Value Homes Private Limited (VBHC) by paying an advance amount. The applicant shall pay the agreement signing amount of the total consideration within 10 days of signing the booking form.
The Cancellation charges of the flat is/are as follows:
Free Look period of 7 days from the date of booking.
In case of cancellation after 7 days from the date of booking and before signing an agreement, the entire booking amount will be forfeited.
In case the cancellation takes place after signing the Sale Agreement, there will be a deduction of 10% of the total consideration amount towards cancellation charges as per RERA Law.
The refund after deducting the cancellation charges & other amounts (If any) will be done within 45 days from the date of cancellation.
The applicant shall make future payments in accordance with the construction progress linked “Payment Schedule.”
Applicable Taxes shall be payable on all installments. On cancellation/termination, the company will not refund the taxes already paid and deposited with the concerned authorities. In case of cancellation/termination, a refund will be processed after deduction of cancellation charges, along with all the remitted Taxes/Charges paid towards the unit.
Payment towards utility charges viz. electricity and water supply charges, Gram Panchayath/Relevant Authority respectively and maintenance charges will be paid by the applicant on-demand within the specified notice period.
The Allotment of the Apartment is subject to realization of instruments provided by the Applicant and any delays in payment as per the payment schedule will attract SBI MCLR + 2%.
Registration, Stamp duty charges, and other miscellaneous expenses are additional and are not included in the total consideration, which will be charged on actual, and at the time of registration (as stipulated by the Government from time to time) borne by the customer.
Any change in the booking can only be done within 7 days from the date of booking.
VBHC management has complete rights to accept the allotment of application at its sole discretion.
VBHC may assist the customers to avail the loan, but it is the customer’s responsibility to coordinate with the financial institution to get their loan sanctioned/disbursed as per the demand.
Terms mentioned in the Agreement of Sale will supersede all other Terms and Conditions.
